Quick answer

The useful starting point

Make approved property facts easy to inspect, then ask only the questions the sales team needs to take the next useful step.

Make a property fact sheet before writing the headline

Gather the facts the owner can approve: location, unit types, floor areas, availability, published pricing where appropriate and relevant document links. Give each fact an owner and review date. Separate completed features from proposed features so the website does not turn a rendering into a claim about a finished property.

  • Label visualisations and real photographs accurately.
  • Explain the scope and assumptions behind any published price.
  • Provide a clear route for questions the page cannot answer.

Illustrative example: from vague interest to a useful conversation

Instead of asking visitors to describe everything in a blank message, offer a small set of relevant interests, such as a unit type or viewing request, plus contact details. Make any optional budget or timing question clearly optional unless the receiving team can explain why it is needed. Do not promise an appointment until availability has been confirmed.

Define useful enquiry quality with the receiving team

Review whether accepted enquiries include enough information for a relevant reply and whether the buyer understood the property being discussed. Track accepted requests, valid contacts, qualified conversations and confirmed viewings separately. This is a proposed review method, not a claim of improved sales. Advertising, approvals and financial statements need the appropriate property and professional review.
